What an inspection actually covers
An inspection is not a look around the kitchen. We go into the crawl space and the attic, follow the roofline, check the vents, the garage door seal, the points where pipes and utility lines pass through the wall, and the places where droppings and rub marks say what has been travelling where.
The point is to separate two things that get confused: what is in the building now, and how it is getting in. Trapping handles the first. Only sealing handles the second, and you cannot price that work without knowing how many openings there are and what condition they are in.
You get the findings and one detailed quote covering the whole job, with no upcharge on materials. Buying or selling a San Francisco home, or taking on a building with a history of rodent problems, is a good reason to have this done before you commit rather than after.

What happens during the inspection?
We walk the property inside and out, go into the crawl space and attic where access allows, and check the roofline, vents, garage and utility penetrations. Then we go through what we found with you and quote the work.
Can you tell whether the problem is current or old?
Usually, yes. Fresh droppings, rub marks, disturbed insulation and gnawing on newer material point to current activity, while dried droppings and long-settled nesting with no fresh sign point to an old infestation that still needs cleaning up.
Do you inspect before a home purchase?
Yes. A rodent inspection before you buy tells you what is in the crawl space and attic and what sealing the building will take. It is a pest and rodent inspection, not a general home inspection.
Do I have to book the work with you?
No. The inspection tells you what the building needs and what it would cost with us. What you do with that is up to you.
